PCS Relocation Guide: Buying & Selling During a Military Move
Permanent Change of Station orders bring excitement and stress in equal measure. After working with dozens of military families navigating PCS moves on the Central Coast, I have seen what works — and what causes headaches.
The PCS Timeline for Real Estate
6+ Months Before PCS
If Selling:
- Get a Comparative Market Analysis (CMA) of your current home
- Make minor repairs and improvements to maximize value
- Interview real estate agents at your current station
- Review your mortgage — check for prepayment penalties or VA entitlement status
If Buying at Next Station:
- Research your new duty station area (neighborhoods, schools, commute)
- Check your BAH rate for the new ZIP code
- Get pre-approved for a VA loan (you can do this before orders drop)
- Connect with a military-friendly agent at your new station
3-4 Months Before PCS
- List your current home (if selling)
- Begin remote home search at your new station
- Schedule a house-hunting trip (PTDY — Permissive TDY)
- Coordinate with your moving company (TMO/PPM)
1-2 Months Before PCS
- Close on the sale of your current home
- Finalize purchase at the new station
- Arrange temporary housing if needed between moves
- Update DEERS, vehicle registration, and voter registration
Selling Your Home During PCS
Timing the Sale
The biggest question: sell before you leave, or keep it as a rental?
Sell If:
- You have less than 20% equity
- The local market is strong (seller's market)
- You do not want the hassle of long-distance landlording
- You need your VA entitlement restored for the next purchase
Rent If:
- You have strong positive cash flow (rent covers mortgage + expenses + $200/month minimum)
- The market is soft and you would sell at a loss
- You want to build a rental portfolio long-term
- You have enough VA entitlement remaining for your next home
Capital Gains Exemption
Under the Military Family Tax Relief Act, service members get extra time to meet the capital gains exclusion:
- Standard rule: live in the home 2 of the last 5 years
- Military exception: can suspend the 5-year test for up to 10 years while on qualified official extended duty
- Result: Up to 15 years to sell and still claim the exclusion ($250k single / $500k married)
SCRA Protections
The Servicemembers Civil Relief Act protects you during PCS:
- Mortgage interest rate cap at 6% during active duty (if loan was pre-service)
- Protection from foreclosure
- Ability to terminate leases early with PCS orders
- Tax residency protections
Buying at Your New Station
House-Hunting Trip (PTDY)
Most service members receive 10 days of Permissive TDY for house hunting:
- Plan efficiently — schedule 8-12 showings over 3-4 days
- Have your pre-approval ready before you arrive
- Prioritize neighborhoods near base for shorter commutes and stronger BAH coverage
- Consider resale — you may PCS again in 3-4 years
Remote Home Buying
If you cannot visit in person:
- Work with an agent who offers video walkthroughs and FaceTime tours
- Use Google Street View and satellite imagery to assess neighborhoods
- Request a full home inspection report before waiving contingencies
- Have your agent attend the appraisal and report findings
- Consider buying new construction — fewer surprises with a home warranty
BAH Strategy for the New Station
Your BAH changes when you PCS. Plan ahead:

Rule of thumb: Keep your total housing cost (mortgage + taxes + insurance + HOA) at or below your BAH. Any savings goes to your emergency fund.
VA Loan Considerations During PCS
Using VA Loan at the New Station
If your current home has a VA loan, you have two options:
Option 1: Sell and Restore Entitlement
- Pay off the existing VA loan
- Entitlement restores automatically
- Full entitlement available for next purchase
- Cleanest option if you are done with the property
Option 2: Keep the Property and Use Remaining Entitlement
- Keep the rental with your existing VA loan
- Use remaining (reduced) entitlement for the new home
- May need a down payment if the new home exceeds county limits
- Must certify you intend to occupy the new home as primary residence
VA Loan Occupancy Requirements
The VA requires you to move into the home within 60 days of closing. Exceptions:
- Deployed service members (spouse can satisfy occupancy)
- PCS orders received after closing (you made a good-faith effort)
- Renovations needed before move-in (must be documented)
The PCS Checklist
Before Leaving Current Station:
- [ ] Get CMA on current home and decide: sell or rent
- [ ] If selling: list 3-4 months before PCS date
- [ ] If renting: find a property manager and establish LLC or trust
- [ ] Gather all home documents (warranty, permits, receipts)
- [ ] Review VA entitlement status via eBenefits
- [ ] Cancel or transfer utilities, lawn service, pest control
At New Station:
- [ ] Get pre-approved with a VA-experienced lender
- [ ] Connect with a military-friendly local agent
- [ ] Schedule PTDY house-hunting trip
- [ ] Research school districts, commute times, and neighborhoods
- [ ] Budget using new BAH rate
- [ ] Close on new home and update DEERS address
Financial:
- [ ] Review and update SGLI/VGLI beneficiaries
- [ ] Update TSP contributions if BAH changes
- [ ] File for any PCS tax deductions (moving expenses for military)
- [ ] Keep all PCS receipts for tax purposes
Common PCS Mistakes
1. Buying Too Much House
Your BAH covers housing, not your dream home. Keep payments manageable — you may face unexpected costs during the move.
2. Skipping the Home Inspection
Even with new construction, always get an independent inspection. I have seen $15,000 foundation issues caught by $400 inspections.
3. Not Planning for the Next PCS
If you are buying with a 3-year time horizon, consider:
- Resale value and market trends
- Rental potential if you cannot sell
- Neighborhoods with strong demand from military families
4. Forgetting to Restore VA Entitlement
If you sell and pay off your VA loan, request entitlement restoration immediately. Do not wait until you need it at your next station.
